Turkish Migration Authority Issues Updated Guidance on Residence Permits
Following an official meeting between the Turkish Migration Authority and industry representatives, additional guidance has been released regarding residence permit applications for foreign nationals.
According to the information provided, districts that had previously been closed to new applications, including Mahmutlar, Avsallar, Kestel, and Kargıcak, are once again open for residence permit submissions. Each application will continue to be reviewed individually, and the final decision remains with the Migration Authority.
Residence Permit Based on Property Ownership (TAPU)
The minimum cadastral property value of USD 200,000 remains the main requirement for obtaining a residence permit based on real estate ownership.
If the TAPU was issued before January 15, 2025, applicants may obtain a new property valuation. If the updated valuation confirms a value of at least USD 200,000, the application may still be considered.
For properties registered after January 15, 2025, the required value must already be reflected in the official TAPU records.
At the same time, property owners whose real estate is valued below USD 200,000 may still apply for a tourist residence permit based on property ownership, provided all other legal requirements are met.
Tourist Residence Permit
Initial tourist residence permits, including those based on a rental agreement or property ownership, are generally issued for up to six months, with the possibility of renewal under current regulations.
Financial Requirements
Applicants must demonstrate an official income of at least 1.5 times the Turkish minimum wage per applicant when applying for or renewing a residence permit.
Retirees may also apply for a tourist residence permit. If their pension does not meet the required income threshold, the difference may be covered by funds held in a Turkish bank account.
